High-profile real estate broker Ryan Serhant (pictured) recently disclosed that OpenAI's ChatGPT nearly derailed a substantial $50 million property transaction.
The luxury real estate specialist, widely recognized from his appearances on Bravo's Million Dollar Listing franchise, shared the incident with his Instagram audience of over three million followers.
The disclosure detailed how months of careful negotiation nearly collapsed due to AI-generated guidance that contradicted the deal's fundamentals.
Using ChatGPT
Serhant described the parties involved as sophisticated and well-informed—"very smart buyer, very smart seller."
The complications arose when the seller consulted ChatGPT about pricing strategy at a critical juncture. The AI recommended against proceeding at the negotiated terms.
Simultaneously, the prospective buyer queried the same platform about valuation concerns—receiving confirmation that the price point exceeded fair market value.

A subsequent social media update confirmed that Serhant successfully salvaged the transaction.

"Our job is to interpret and provide perspective. I talked through the deal with the buyer and seller and pushed both parties back to the table."
Addressing the limitations of AI consultation, Serhant noted that such platforms "frames its assumptions to provide a coherent answer, not an objectively correct one."
The initial social media post from earlier this month garnered significant engagement, accumulating over 70,000 likes.
